Design Order of Priority

Once the Architectural layout has been solidified...

Electrical review — Based on furniture plan schematics (lighting is the single most important element of design)


Plumbing review based on kitchen (have general appliance sizes in mind) and bath layouts (considering any plumbing on the first floor that would affect the slab).


Interior architectural detail design: Moulding profiles, columns, doors, casework detailing, etc. (This establishes a vocabulary of detailing for the entire project and also gives us the information on piling placement for load bearing columns, etc.)


Ceiling Detailing — Architectural aspects of the ceilings: ie., coffers, soffits, etc. (These items relate to floor structures for upper floors.)


Flooring Detailing: We use wide brush stroke concepts, finish selections. (This gives us an idea of variations in material thicknesses which affect our slab thickness variations, stairs, etc.)


Exterior finish selections: Stone, columns, cast details, bands, roofing materials, pavers, shake, stucco, siding, shutters, soffit, fascia etc.


Exterior light fixture preliminary selections: This helps us to determine the placement of the height of the electrical to be mounted on the various exterior materials.


Select Appliances


Interior finish selections, textured walls, accent walls, appliques, mouldings, ceilings, etc. (This establishes a vocabulary of color and texture for the entire project.)


Select Plumbing Fixtures


Cabinetry design for kitchen, baths, wet bars, built-ins, etc. (This also adds to the character of the spaces)


Electrical review for switching, three ways, dimmers, etc.


Tile and stone final selections: Decisions for detailing of shower walls, kitchen backsplash, wet bars, detail niches, pool and spa tiles, etc.


Lighting selections: (Pendants, vanity fixtures, chandeliers, sconces, etc.)


Preliminary selections for window coverings.
